This project comprises the refurbishment of existing accommodation comprising 200 student bedrooms, student dining room, junior / senior common rooms, library, bar, office and other ancillary areas.
Works also include the refurbishment of the existing building fabric as required, focusing primarily on the roof which is currently in poor condition.
From a cost management perspective, addressing unknowns was a priority due to the age and multi‑phase construction of the building. To improve cost certainty, we commissioned a comprehensive suite of pre‑contract surveys including intrusive fabric investigations, detailed MEP assessments, roof condition inspections, and ecology surveys.
The outputs of these surveys allowed us to refine the cost plan, convert provisional allowances into more accurate measured items, and reduce exposure to unpriced risk.
