WT was appointed by St George’s, University of London, to undertake the strategic review and procurement of its Facilities Management (FM) services contract.

The commission encompassed the maintenance and management of 45 Hard FM service streams, including Building Management Systems (BMS), electrical systems, fire and security alarms, lighting, heating and CHP systems, sanitaryware, ventilation, refrigeration, water treatment, lifts, solar PV installations, and CCTV and access control systems. In addition, the scope included Soft FM services, covering security and cleaning operations across the University estate.

As part of the procurement process, WT developed detailed cost models for both Hard and Soft FM services. These models provided comprehensive cost breakdowns by specification, service, asset, and building, enabling the University to gain a clear understanding of service requirements, delivery standards, and associated costs across its portfolio.

The cost models formed a key component of the procurement documentation, which was also prepared and managed by WT. This documentation supported the mini-competition tender process undertaken through the selected framework agreements, ensuring a robust, transparent, and value-driven procurement outcome.
