WT delivered the full strip-out and refurbishment of 41,000 sq ft of Grade II listed warehouse-style office space in Shoreditch. The revitalised Grade A offices sit alongside a self-contained ground-floor unit occupied by Blues Kitchen, the landmark restaurant and live music venue.

In line with Aviva Investors, Climate transition real assets fund’s target of achieving net zero by 2040, the project sought to improve the building’s environmental performance, targeting an uplift from an EPC E rating to EPC A through a range of sustainability initiatives. The building was converted to an all-electric operation, incorporating a solar PV array and air source heat pump system, while mixed-mode ventilation was introduced to enhance operational efficiency.

To minimise embodied carbon, the maximum possible amount of the existing structure was retained, alongside the introduction of new mezzanine levels to increase NIA. The scheme also included a complete MEP replacement, a new reception, end-of-trip facilities, a CAT A fit-out and extensive rooftop terraces.
