The scheme comprised the construction of a single industrial unit of 36,575 sq ft gross external area, including 4,004 sq ft of office space. The building was constructed on lime stabilised land and the initial site clearance required the removal of Japanese Knotweed. The works were carried out adjacent to an existing gas main, requiring extensive protection measures, and there are flood risk measures in the form of attenuation and balancing ponds.
