This substantial development comprises the construction of eight industrial units arranged over two levels, to a total of 241,982 sq ft gross external area. Each level of units has its own service yard area, with HGV access to the upper ‘podium-deck’ via a complex arrangement of ramps, designed to cater for the largest vehicles currently permitted on the public highway.
The project was the first of its kind outside the Far East and faced a number of challenges:
- The development sits within 100m of the Heathrow airfield guarding flight-cone and is subject to rigid obstacle limitation operating procedures, while the main Piccadilly underground line serving Hatton Cross runs just 2m below the surface to the frontage.
- The requirement for dealing with major service diversions, re-routing of a water course, the removal of contaminated sub-soils and extensive groundwater remediation.
