IQ Kingston, comprises of modernisation of existing student bedrooms, cluster kitchens/rooms, circulation areas and ground floor common room, and the conversion of a cycle store to a new gymnasium.

Works were undertaken within the existing 9-storey building (comprises basement, ground and 7 upper floor levels), built in 2006, and which is situated in a prominent position in Kingston town-centre adjacent to the River Thames.
